This pair of 4-storey semi-detached homes with rear laneway houses brings eight well-crafted residences to two compact urban lots in Toronto. Designed to respond to the city’s growing demand for missing middle housing, the project balances density with livability through efficient planning and architectural sensitivity.

Taking advantage of a rare zoning allowance for 4-storey low-rise buildings, the design team embraced both the opportunities and technical challenges of infill construction. To meet Ontario Building Code requirements, the homes incorporate non-combustible materials, fire-rated windows and doors, and dual exit stairs—an uncommon but essential feature in this context.

The architectural expression is bold yet restrained, with a contemporary palette of black stone cladding, standing seam metal roofs, and expansive glazing that maximizes natural light and street presence. Each home is carefully considered to support multi-generational living, rental flexibility, or family ownership.

By blending thoughtful urban design with code-driven innovation, this project offers a replicable model for intensifying residential neighbourhoods—without sacrificing quality, character, or context.
